2017 – 2018 Sugar Hill Downtown Master Plan (MP) Livable Centers Initiative (LCI) Study

Sugar Hill Downtown LCI. In 2017, the City of Sugar Hill received a Livable Centers Initiative (LCI) grant. LCI grants come from the Atlanta Regional Commission (ARC). The purpose of the LCI was to significantly update the Town Center MP completed in 2005. The resulting 2018 LCI update to the Downtown Master Plan responds to the evolution of Sugar Hill over the previous decade.

KB’s role in the Sugar Hill LCI

KB Advisory Group (KB) was part of the LCI consultant team for Sugar Hill’s Downtown Master Plan update. It was KB’s responsibility to conduct the LCI market analysis that informed the plan and implementation. KB’s role included identifying appropriate market and trade areas Downtown.

KB’s specific LCI services

KB reviewed vital demographic information within the market and trade areas. Specifically, crucial population and household trends and profiles, generational patterns, daytime population, etc. KB also analyzed the performance of the critical real estate product types in the market area and, similarly, projects in the development pipeline. The study results included ten-year demand projections for crucial real estate product types, analyzed absorption, and presented growth opportunities.
